Developer Westfield and Los Angeles International (LAX) today unveiled details of the $80M redevelopment of the dining at retail program at LAX’s new Tom Bradley International Terminal (TBIT). The program will include more than 60 dining and retail shops, including 22 local Los Angeles brands.
The program will introduce 42 concepts to LAX for the first time, including 28 new concepts never before seen in an airport environment. Westfield projects annual sales of $98M from the TBIT retail and food and beverage program, excluding duty free.
Gina Marie Lindsey, executive director of Los Angeles World Airports, says the announcement “continues the transformation to provide passengers with an experience they expect from a world-class city like Los Angeles.” She adds, “A major focus of our customer service improvements is to create a cohesive, memorable and high‐quality dining and shopping experience with a variety of new and innovative options that offer a ‘sense of place’ reflecting the culture, cuisine and trends of Los Angeles.”
Peter Lowy, co-chief executive of the Westfield Group, notes that Los Angeles is the firm’s U.S. headquarters. “We are deploying global resources and development expertise to deliver an iconic, world-class airport experience at LAX,” he says.
The first phase of New TBIT, which includes a Great Hall and boarding gates on the west side of the terminal, is scheduled to open in spring 2013. The second phase – which includes new gates on the east side of the terminal, new federal security screening area, and upgraded customs arrivals area – is expected to be completed by 2014.
The new TBIT lineup includes new and existing brands from several of the country’s leading concessionaires. HMSHost will open nine restaurants in the terminal. “Even in Los Angeles, where there is tremendous culinary talent, there are a few chefs and restaurants that stand out,” says Joe Waller, vice president of business development for HMSHost. “This team of restaurants and chefs HMSHost has partnered with are certainly on that list.”
The food and beverage lineup from HMSHost includes ink.sack from Top Chef winner Michale Voltaggio, Border Grill from “Top Chef Masters” duo Susan Feniger and Mary Sue Milliken, Umami Burger, Larder at Tavern, 800 Degrees Pizzeria, sushi restaurant Chaya, Vanilla Bake Shop, Starbucks and Starbucks Evenings, an expanded concept that includes beer, wine and culinary offerings.
Among other food and beverage offerings, LS-Concessions Management at LAX TBIT LLC is bringing local brand James’ Beach to the terminal, as well as Petrossian Caviar & Champagne Bar, Scoreboard LA, Cantina Laredo, III Forks Steakhouse, Drink.LA and Lucky Fish by Sushi Roku.
CMS Hospitality will open one of two locations of The Coffee Bean & Tea Leaf, as well as Marmalade Cafe and Panda Express.
Areas USA LAX LLC will offer Short Cake, Lamill Coffee and a Coffee Bean & Tea Leaf. Taste Inc. will open a Vino Volo location. One of two Pinkberry will be operated by Branded Works, Inc. The second Pinkberry will be operated by a Hudson Group-led joint venture called HG-Magic-Concourse TBIT.
On the retail side, the Hudson Group joint venture will have several concepts including Travel & Leisure, Angeleno News, Hudson, Michael Kors, Emporio Armani, Tumi, Hugo Boss, Victoria’s Secret, Kitson, Hudson, Fred Segal, Coach, Bvlgari, CNN Newsstand Los Angeles, Hollywood Reporter, Virgin Mobile/Boost Mobile, See’s Candies and Bliss.
LS Travel Retail, in a joint venture called LS and Partners at LAX LLC, will offer The Economist, RELAY, Porsche Design, iStore Boutique (2), USA Today Travel Zone, 7-Eleven, Bienvenida Flowers & Gifts and Malibu Shades. Sanrio Surprises will be operated by Soto & Sanchez Investments, which will also operate a See’s Candies location. The Bead Factory will be operated by Raymond Enterprise LAX Inc. and XpresSpa LAX will open an XpresSpa in the terminal.
Separately, the TBIT redevelopment includes a $32M investment by DFS to offer duty free shopping throughout 25,000 sq. ft. and three free-standing fashion luxury boutiques. Airport wide, DFS is projected first full year sales of more than $300M. The TBIT line-up includes full-line fashion boutiques from Hermes, Gucci and Burberry as well as other fashion and accessory brands, more than 20 beauty brands, wine and spirits and other offerings.
