Job Description:
Lead the Airport Dining and Retail (ADR) program at Seattle Tacoma International Airport in order to maximize non-aeronautical revenue, provide an exceptional customer experience for the traveling public, ensure quality operations of existing businesses and support the creation of jobs through the development of new leasing opportunities.
ESSENTIAL FUNCTIONS:
This list is ILLUSTRATIVE ONLY, and is not a comprehensive listing of all functions and duties performed. Essential duties and responsibilities may include, but are not limited to, the following:
Business Development
With leases for 90% of the food service and retail units at the airport expiring during the next several years, this position will drive the ADR program redevelopment in line with the Port Commission’s priorities for the program. This work involves identifying the right food service and retail offerings in the right locations with the right operators to serve over 40 million passengers annually. Activities include setting goals and developing supporting initiatives for: increasing small, local and minority business participation in the program; for efficient construction of units; for increasing sales and revenue to the Port; and for increasing employment opportunities in the overall program.
Lead the ADR team in the development of specific proposals for new business (to include): analyzing opportunities and presenting proposal implementation initiatives, obtaining approval from senior management as well as the Port Commission; developing and delivering public briefings and requesting action from the Port Commission on program-related policy issues and new business opportunities; and developing/ implementing communication strategies for all stakeholders. In collaboration with procurement and legal staff, conduct leasing efforts through competitive solicitations; coordinate and manage tenant outreach efforts and conduct lease negotiations.
Program Oversight
Provide direction to the ADR team regarding operational issues, lease management and compliance, tenant concerns and disputes, tenant compliance, marketing of the ADR program, environmental initiatives, technology initiatives, and customer service; act as liaison with other leaders in the Port to assure full understanding of how decisions will impact ADR businesses, customer service and Port revenue; lead the management of the Airport Concessions Disadvantaged Business Enterprise (ACDBE) Program; lead the ADR Quality Assurance Program, the Preventive Maintenance Program, the Tenant Marketing Program, the City of Music Terminal Music Program, and the ‘Continuity of Operations’ plans in the event of a major emergency affecting the airport.
Budget Management
In collaboration with finance and budget staff, lead the development of sales and revenue forecasts. Additionally, analyze financial performance of the program and performance trends; prepare reports for management of program performance and lead development and management of annual revenue and expense budgets for the program along with reporting on performance against those budgets.
KNOWLEDGE, SKILLS & ABILITIES:
Knowledge in the following areas:
Food service and retail operations in an airport environment; private sector food service and retail business practices; lease and concession agreements in the airport industry, concessions program trends and performance in the airport industry; the Federal Aviation Administration’s ACDBE (Airport Concessions Disadvantaged Business Enterprise) program; capital improvement project processes; design principles and facility requirements for food service and retail businesses; dispute resolution processes; commercial real estate transactions including acquisition, sale, transfer, consent to sublease, easements, etc.; revenue and expense budgeting and forecasting; and staff development and performance management.
Skills in the following areas:
Negotiating; developing and analyzing new business proposals and associated capital projects; financial analysis and operational performance; writing and giving presentations; managing staff; and anticipating conflicting stakeholder interests and developing strategies to manage those conflicts.
Abilities in the following areas:
Leading a team to achieve goals; creative problem solving; anticipating and understanding consequences of alternatives; understanding and adapting to complex political situations; delivering excellent customer service, working cooperatively with staff across the organization, and advocating for tenants while maintaining accountability to the Port.
QUALIFICATIONS:
Combination of education and experience, demonstrative knowledge, skills and abilities equivalent to:
•Bachelor’s degree in Business, Aviation Management, Finance, Marketing, Communications or a related field;
•Eight (8) years of progressive experience in leadership roles at a major hub airport that includes responsibility for dining and retail operations; and
•Direct supervision of staff.
PREFERRED QUALIFICATIONS:
•Graduate degree in Business, Marketing, Communications, Public Administration or similar discipline.
•Twelve (12) years of experience in business development, strategic planning and negotiations within the public sector, preferably in the airport industry.

Security Requirements:
The successful candidate must pass a Transportation Security Administration background check. Will also be fingerprinted for a criminal history background check with the FBI. Hire date will be contingent upon obtaining a Port of Seattle ID badge.
